JOB TITLE: Assistant Manager/Deputy Manager/Manager – Administration/Liaisoning
REPORTING TO: CEO
QUALIFICATION: Preferably a Law Graduate. Degree/Diploma holders with proven liaisoning skills will also be considered.
WORK EXPERIENCE: 5+ Years in a similar role. Capable of handling the activities independently.
JOB DESCRIPTION:
Ensure timely preparation of revenue documents in respect to land purchase from government departments such as Taluk Office, Sub-Registrar office, etc.
Liaise with statutory authorities/external authorities for obtaining approvals/sanctions such as NOCs from Survey of India, BSNL, BESCOM, BWSSB, KSPCB, MoEF, KIADB, etc.
Liaise with statutory authorities/external authorities for obtaining approvals/sanctions for Conversion of land, Land development & Building Plan Sanctions from BDA, BBMP, BMRDA, etc.
Coordinate for property surveys, scrutinize the survey drawings and identify the approvals / sanctions required.
Interact with the Architects for Plan sanctions, Environmental consultants etc.
Ensure site clearance documents are processed on time.
Safety management at project locations
Responsible for handling all legal issues.
Preparation and presentation of MIS/Reports and highlighting the major issues/achievements for management review.
JOB TITLE: Assistant Manager/Deputy Manager/Manager - Finance & Accounts
REPORTING TO: CEO
QUALIFICATION: Preferably MBA (Finance) / M.Com. /C.A.
WORK EXPERIENCE: 5+ Years in Finance and Accounts. Exposure in construction industry preferred. Should have experience in handling a team.
JOB DESCRIPTION:
Responsible to ensure smooth availability of funds for the organization.
Responsible for Accounting and Finalization of financial statements in line with Companies Act and Income Tax Act.
Liaison with the statutory authorities, reply write-ups for notices and Appearing before different levels of statutory authorities.
Ensuring that all Income Tax / PF / ESI deductions and payments are made as per the statutory requirements.
Preparation and implementation of Management policies like policy for Traveling, expenses reimbursement, Purchase order conditions, Policy for goods issue, Fixed assets register maintenance, Internal Audit Manual, etc.
Bringing the control over purchases, receipt, issue, consumption, stock location & item level inventory management, conducting half yearly stock count across locations.
Comply with the different State Sales Tax laws, VAT, Service Tax and Indirect Tax.
Responsible for daily operations like payment, accounting of bills and assisting management on important financial decisions.
Preparation of Working Capital, Term Loan proposals and Liaisoning with Banks.
Preparation and presentation of MIS/Reports and highlighting the major issues/achievements for management review.
JOB TITLE: Planning and QS Engineer
REPORTING TO: Project Manager
QUALIFICATION: BE/ Diploma in (Civil)
WORK EXPERIENCE: 4 to 8 Years experience in project planning, surveying and estimation.
JOB DESCRIPTION:
Estimation of the project quantity requirements.
Estimation of the project cost.
Monitor the project budgets and cycle time of the projects.
Monitor the projects as per the ‘As built’ drawings.
Coordinate with the Purchase Department in vendor selection to control the costs.
Work closely with the Finance Department to ensure availability of funds for the smooth operations of the projects/vendor payments.
Verifying the ’Bills of Quantity’ and ‘Contractor Bills’ to check for variations (if any).
Preparation and updation of purchase/work orders.
Maintain the financial accounts of the contractors and sub-contractors
Review the operations continuously to ensure operational efficiency and quality.
Assist Project Manger/ General Manager for the execution of the assigned residential & commercial projects in regard to costs, accuracy of specification and timely.
Contribute to the design processes/methods.
Coordinate for the statutory approvals for the projects.
Coordinate and obtain the surveying report and soil-test report from the external agency.
Knowledge of state-of-the-art technical skills in materials/methods in all applicable engineering, architectural, & construction areas.
Coordinate with the Sales & Marketing Department to provide them with the project details.

JOB TITLE: Manager - Purchase
REPORTING TO: CEO
QUALIFICATION: Commerce graduate. Diploma or certification in Material Management would be an advantage.
WORK EXPERIENCE: 5+ Years of experience in purchases of construction materials.
JOB DESCRIPTION:
Plan the purchase strategy in line with the business strategy
To be updated on the latest materials available
To be updated on the latest material usage practices
Source, select and negotiate for the best purchase package in terms of quality, price, terms, deliveries and services with suppliers.
Monitor and co-ordinate deliveries of items from suppliers.
Ability to evaluate the suppliers of material/ service.
To ensure that all items are delivered to site/store on time.
Coordinate with the Engineering Department to understand the usage and to maintain the stock.
Coordinate with the Finance Department to ensure timely availability of funds for vendor payments, as per contract terms.
Preparation and presentation of MIS/Reports and highlighting the major issues/achievements for management review.

JOB DESCRIPTION:
Responsible for the entire marketing back office operations.
Supporting the Sales & Marketing department.
Responsible for all the client related documentation
Responsible for all client queries after the booking is done
Provide after-sales support to the clients
Responsible for payment follow-ups.

JOB DESCRIPTION:
Handle customer enquiries through telephone, e-mail, agents, walk-in etc.
Coordinating in Property Shows and Events
Taking the customers on site visits
Interacting with customers for bookings and timely payment of the booking amount
Follow-up on the registration, out-standing collections of booking amount and other client related activities.
Updating the Manager about the sales activities such as no. of enquires, sales conversions, outstanding payments, registrations, etc through weekly, monthly and yearly reports
Achieve monthly and yearly sales targets.
JOB TITLE: Project Engineer / Senior Project Engineer
REPORTING TO: Project Manager
QUALIFICATION: BE / Diploma in (Civil)
WORK EXPERIENCE: 5 to 10 Years in project execution.
JOB DESCRIPTION:
Assisting the ‘Manager – Projects’ for the execution of the assigned residential & commercial projects
Coordinate with the consultants and architects to receive drawings on time.
Supervising the construction activities to ensure the developments are in par with the approved drawings.
Ensure that the construction activities are in par with the project plan.
Coordinate with the CRM/Sales on the project details.
Coordinating with the Planning & QS Engineer to ensure that the project activities are as per the estimations made.
Coordinating with the Purchase Department to ensure the availability of the raw materials on time.
To ensure the timely handover of the projects.
To ensure that the raw materials are utilized properly, with minimum wastage.
Certify and verify the labour contractor’s bills.
Ensure safety norms are maintained at the work locations.
